Applicant Qualifications/Process
Dear Prospective Tenant,
Thank you for taking the time to consider one of our managed properties for your next home! Here’s a breakdown of the application process and what the next steps are if you are approved:
Please understand all application fees are non-refundable. 1. Fill out an application on our website.
- Go to parkerintegrity.com
- Hover over the “Property Management” title at the top.
- On the drop-down menu, click “Rental Application”
- Keep the “Location” section as “hus”.
- Fill in the rest of the sections and press “Sign Up”. This allows you to create a profile in our system and continue filling out the application.
- Each occupant over 18 must submit an application and pay the non-refundable $55 fee. ii. List ALL dependents under 1 adult applicant.
- Provide proof of income
- All proof will need to be sent to [email protected].
- We will require the last three months of pay stubs and the last three months of bank statements for all applicants.
- Provide proof of any other sources of income if needed (example: two years of tax returns for self-employment). All income sources will be considered.
- Combined household monthly income must help meet the debt-to-income ratio of less than 45%. 4. Each applicant over 18 must submit a current government issued I.D. (driver license, passport, etc.) to [email protected]. NOTE: We cannot begin processing your application until we have ALL your information.
- Receive a decision on your application.
If approved, before you are given possession of the property:
- Pay the security deposit in full to hold the property within 48 hours of the approval letter sent. 2. Provide any VALID government issued ID and social security cards for all adults. 3. After the full move in amount is received by Parker Integrity, all prospects that submitted the application sign the lease.
- Get rental insurance with a minimum amount of $100,000 liability with this listed as the additional interest:

- Sign the Move-In Inspection, which is filled out at the move in inspection at the property. You will have 3 days to submit a work order of anything you find after the move in inspection and that will be added to the walkthrough.

Applicant Qualification Criteria for Renting a Parker Integrity managed unit. Before filling out an application, please review the following list.
- A completed and signed application from all proposed occupants must be 18 years or older. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter. We DO NOT accept co-signers. All applicants must certify that they will be living on the property. WE WILL NOT START PROCESSING OR CONSIDER AN INCOMPLETE APPLICATION.
- A non-refundable $55.00 screening fee is for the purpose of running credit and eviction reports along with doing our due diligence on rental history which is required with each application. Cash and personal checks are not accepted.
- You must provide a photo I.D. – Driver’s license, State issued I.D. card or other government issued I.D.
- You must have no eviction judgment, garnishment of wages, open bankruptcies, rental debt, or utilities in collection filed against you. (Telecommunication services are considered utilities.)
- No more than 2 open derogatory accounts of any kind on your credit.
- Credit for all applicants must be 600 or higher.
- Employment History and Sufficient Income: We require a debt-to-income ratio of less than 45% of all incomes combined. Income must be verifiable through the last three months of pay stubs or other sufficient verification depending on source of income AND the last three months of bank statements. All other income, including self-employment, must be verified within 2 years of the most recent tax returns.
- At least 1 year of positive, verifiable rental history is preferred.
- If an animal is approved during the application process, there will be a *($200 increased deposit per pet) and $35 added for pet rent per pet.
- All money asked for must be in certified funds and paid in full before lease signing. 11. If your application is approved, you will be required to obtain a renter’s insurance policy in the minimum amount of $100,000 personal liability with this listed as additional interest:

- We will accept the first qualified applicant.
- Please note that all our properties are smoke-free.
Required Information to Be Submitted with the Application. Please be sure the following three (3) items accompany your rental application:
- Your application screening fee of $55.00.
- Government Issued I.D.
- Proof of Income: The last 3 months of most recent pay stubs, 2 years of tax returns if self-employed, an official letter from your employer on company letterhead (if you are starting a new job and have not yet received pay stubs), or other verification depending on source of income submitted. Please also include bank statements so that we can cross-verify deposit amounts.

*Potential Owner Override with Increased Deposit.
- No rental history. (For example, being a first-time renter.)
- Only ever lived with family or rented from family.
- Rental history being less than a year.
- Paying rent late up to 3 times.
- Debt-to-Income ratio is between 46%-50%
*Potential Owner Override with Double Deposit.
- No rental history. (For example, being a first-time renter.)
- Only ever lived with family or rented from family.
- Rental history being less than a year.
- Paying rent late up to 4 times.
- Debt-to-Income ratio is between 51%-55%
Automatic Denials
You will be denied if any of the following apply:
- Insufficient income documents.
- Unresponsiveness to Parker Integrity staff during the application process.
- >55% DTI ratio.
- Any past rent or utilities owed. (This will include cable, internet, or telephone services.) 5. 3 or more late rent payments in the last 12 months.
- Any eviction judgment on record.
- Credit Score less than 600 (if score is less than 600 due to no credit, application will still be considered using “no credit”.)
- Any forged documents such as, but not limited to, fake pay stubs, altered bank statements, fake ID, fake award letters, etc.
- Lying on application such as giving a fake landlord or employer reference and contact info. 10. Harassment of Parker Integrity staff whether in person or over the phone. Threatening or verbally abusing any staff member will not be tolerated and the application will be immediately declined. This includes excessively calling or emailing us for updates on your application when a response timeline has already been communicated to you and has not yet come to pass. This will also include excessively contacting Dave for updates, as Dave is not a part of the application process.
- Any open bankruptcies or bankruptcy discharged within the last 6 months.
- Any derogatory accounts on credit from the last 3 years.
- All monies received are non-refundable.
